Spring Maintenance: Why Your SoCal Commercial Roof Needs a “Spring Cleaning” Too

In Southern California, our commercial roofs don’t have to battle heavy snow, but the shift from the wet winter months to the intense UV rays of spring and summer brings its own set of challenges. Between the "atmospheric river" rains that stress your drainage systems and the Santa Ana winds that dump debris across your deck, your roof has likely taken a beating. As we head into the hotter months, a proactive spring inspection is the most cost-effective way to ensure those winter micro-cracks don't turn into major leaks during the next unexpected downpour.

1. Clear the Deck and Drainage Systems

The most common cause of commercial roof failure is standing water. Winter wind often deposits palm fronds, leaves, and trash that migrate toward your drains and scuppers.

  • The Action: Clear all debris from the roof surface and gutters. If water is "ponding" (sitting for more than 48 hours), you likely have a blockage or a structural slope issue that needs immediate attention.

2. Inspect Seams and Flashing

Even in a mild climate, the intense California sun causes metal and membrane materials to expand and contract. This "thermal shock" puts immense pressure on the "weak points" of your roof.

  • The Action: Check the flashing around HVAC units, pipes, and parapet walls. Look for cracking, peeling, or gaps in the sealant where water could easily seep in during a spring downpour.

3. Check for Membrane Damage

  • The Action: Scan for blisters, bubbles, or areas where the membrane looks worn thin. If you have a gravel-surfaced roof, look for "bald spots" where the protective coating has washed away, leaving the underlying layers exposed to the sun.

4. Safety and Access Points

Spring is the start of "service season" for AC units as we prepare for the heat. This means technicians and contractors will be on your roof more frequently.

  • The Goal: Ensure the roof is safe for workers and protected from their equipment.

  • The Action: Inspect roof hatches, ladders, and walk-pads. Ensure that all safety railings are secure and that tools or heavy equipment aren't being dragged across the bare membrane.
